The maximum mortgage-able amount possible in Spain is the lower of 100% of the declared price of the property or 80% of the valuation.
Here’s an example :
Agreed declared price = € 200, 000
Bank valuation €275 000 x 80% = €220, 000
The lower of these 2 amounts is €200,000.
So you could borrow €200 000 which is 100% of the price
