Home Loan Spain went to great lengths to secure our mortgage approval, there were bureaucratic reasons that kept our lawyer at the time from obtaining the nota simple from the land registry department. With out this document there was no way we could get a mortgage on a property that we paid for in cash 3 years ago. We were desperate. When we bought the property the agent told us to pay cash and get the mortgage after or we would lose the property since it was cheap for what it was and there was a great deal of interest. Having paid cash we by now had very little money left in the bank. Then we found out that there was a problem with something called a Plan Partial and that would prevent us from easily obtaining the nota simple. At least that is what our first lawyer said.
When we were recommended Steven he was truthful and told us he could make no promises of resolving our problems quickly but would do his best. He went to the local town hall in Manilva to look in to it. It was a simple issue for him to understand and sort out with the help of a lawyer called Alfonso Jimenez. We bought 3 properties off plan a decision we would soon regret as the idea was to sell before completion. We believed as so many have that we would make a fantastic return on the investment. As it turned out this was nt to be and after 2 years we received a letter from the developer explaining to us that they now had the occupation license and we have 4 weeks to complete on all 3 properties. We were worried all our money was tied up in these 3 flats and the market is very quiet indeed. Now we faced the prospect of 3 mortgages of about €175 000 each. This would costs us over ₤1800 per month on top of our cost of living in the uk. Plus we would have to pay taxes on each apartment. Something we had never considered since we never believed we wouldn’t sell them on before completion. Our prospects looked bleak. Having three mortgages in Spain is such a big pressure. Especially when we did nt expect to find ourselves with even one mortgage in Spain. We asked our lawyer what to do but he said we have no choice but to complete or face losing a considerable amount of our deposits - as much as half. We had given the developer about ₤160 000. We were in a real predicament. Then we found Home Loan Spain on the net and they said that to win our business they would seek to delay completion for as long as possible that has so far turned out to be 14 months which has so far saved us ₤ 25 000 in mortgage payments, it has saved us from needing to find tenants all at once, and ₤18000 in Taxes for each property we complete on. Home Loan Spain arranged a lawyer much cheaper than our own about half the amount (.5 % instead of the standard 1%) who has been able to legally justify delaying completion with out extra expense to us and in fact saving us a very, very considerable sum. We will at some point be obliged to obtain the mortgages and complete on each apartment if they don’t sell. But for now at least we have time to try to sell and we aren’t paying those hefty mortgages. Steven you really deserve to do our mortgages if and when the time arrives.
It must be very usual to find a broker or any kind of salesman willing to delay his own commission, especially for so long in order to earn his commission? Thank you Steven and Thank you to you too Alfonso!

Thanks for standing up to the developer on our behalf. Alfonso is a really decent bloke much better and cheaper than the other lawyer that we started off using that the agent at the time that we bought off plan introduced us to. Alfonso is also a professional. It’s a massive relief that he has managed to get a delay. There’s no way we can rent it or sell it whilst the whole place surrounding us is a building site. Great angle Steve I will recommend you where ever I can mate.

Our Friends recommended Home Loan Spain and I have to say they have really proven himself to live up to their word. We have only just completed on a property that we were supposed to complete on a long time ago, almost a year. The property wasn’t finished to standard and we wanted to complete the purchase and receive the keys when it looked like the picture in the brochure- which it now does. Home Loan Spain and Jimenez Abogados lawyers are completely on your side when a developer is pressurizing you to complete on your property before you are ready. In my case, my wife and I found our situation had changed finically, and the last thing we needed was another mortgage to pay especially on a property that was effectively un- rentable and un- sellable whist there was so much construction going on around us. In law how ever you need a much better excuse to delay than this and Alfonso Jimenez found enough reasons where the original lawyer that we first met when we bought the property could find none. We changed lawyer to Alfonso and he is charging us much less than the standard whilst providing a better service to be reckoned with.
